1st M+ vacant!

Home Stager with NE Atlanta Home Staging

Okay, I have mainly been doing resales in this price point - now a realtor has asked me to do a new construction vacant!  E-e-e-ek!  I really would like to have this experience under my belt.

Being that this is a property in this high price range, I feel putting in your average rental furniture may lend it to look average - but I am not ruling that out.  I have not "shopped" the rental establishments in my area, so I am not totally versed in what they offer.

The builder just wants to do the first floor which does host the master-on-the-main. 

Any thought contributions would be warmly & enthusiastically welcomed.

Susan- When I first started out, I interviewed with a builder to stage eight homes! I was VERY relieved when he went with a more established company that had all their own furniture. I was facing the same thing as you ...times eight!!! I'm a firm believer that it's all in the accessories. Here's a photo of a living room I did, using sofa and loveseat from Aaron's. These were NOT high end pieces, but I think if everything else looks expensive, you can get away with it. If you use lots of plants, lamps and artwork, it will have a more finished look. Congrats, Susan.  I'm thrilled for you!  You can do it.  Elaine has some great recommendations.  Use great accessories to accent the pieces and it will come out wonderful.

Hi Susan, Maybe if this was posted in Karen Demsky's section " Real World Home Staging for Newbies you would get more responses, http://activerain.com/groups/RealWorldHomeStaging, besides she's super helpful!

I can't add anymore suggestions than to shop the rental places and use great accessories as was mentioned above. It looks to be fabulous a home where you will be able to make your mark.  Good Luck!

Congratulations! You are right, the home will need some substantial furniture with some weight to it. The millies can eat up alot of inventory and rental fees can really add up. I might suggest that you include a bid for just the main rooms too. Also, would he be interested in purchasing some of the items? With all the hardwood floors you will need rugs and they can be pricey. Best of luck, you can e-me if you need more help ;).

Just got back from the only rental place that really sounded on the ball ~ put together a package with what they had to choose from...it WILL depend upon getting the right accessories in there!  There are about 8 rooms to stage. 

The rental company will be faxing a quote later today, then I will pass that along to the realtor & builder and see what they want to do from there.

Susan, are you familiar with DMD Design Studios in Suwanee?  The great thing about their company is that they not only have great looking furniture, but also have accessories for rental.  Check them out and tell them I sent you!

Shoot Patsy ~ I just made a comment on one of your posts!  I didn't put together that you are with DMD!  I need to get over there and check DMD out!  I noticed the photos on this post went blurry!  Not sure what happened to them, because this is not how they were posted.

Anyway, this builder ended up pulling the project and never staged the property. It happens - times are tough, but the value of home staging is now greater than ever!
