Real Estate Referrals on Activerain - Don't Lose It Before You Get It - We Did!

Recently someone sent me a referral from the rain I was flattered and honored!  When I received the customer phone number...just please wait until you get my referral form. 


I have no problem with want to get wanted to ensure I was a person of my word. 

I understand and would ask the same thing!

The truth is we lost the referral before we even received the customer's name.  Why, because the referrer was not ready. 

You see in my mind if you are going to send referrals you might want to have a referral form in place...One that is accessible and one that can be faxed or e-mailed. 

If not.... use an e-mail..with the customer's contact info, your contact info and the amount of the referral fee! Not hard is it....apparently it is.

Funny thing while the referrer pushed us to get this form to them...I sent an e-mail accepting the referral and what the referral fee would be...not good enough...they needed the referral form.  OK...we can play your way!

Eventually because they could not get their hands on a form over the weekend, they accepted the e-mail and said it will suffice until Monday. Once again I had no problem with let's call the customer

Once I got the customer info...I contacted the was too late...they decided...they were in a hurry to buy and needed someone immediately...and it wasn't us.

They were kind enough to tell me if they need our help they will contact us. I thanked them and left with these words..."If you like the agent, stick with them..real estate has been they do in fact deserve to get paid."  The potential buyer's were appreciative...

All this transpired in a matter of 2 hours time!  Business lost!

A word of advice: So for you people who send out referrals to people in the ready...and darn it...if you don't have your form ready...either use mine....or accept my e-mail as the referral form.  

I don't know about you....but we can always use more business and whether you have a referral form or hand me business....if we sell your customer something...I'll get paid!

Midori, that's the e-speed of the internet these days, 2 hours later and the results had already changed, bummer.

Hopefully the next one will take your input into the equation for customer service.

Duane-this is what I believe if you are going to give out referrals be ready for anything....its simple use your e-mail as an actual referral form!  We have to get with the times and timeframes customer's require!  You said it yourself...e-speed!

Deanna-If you read my know its no dwelling..this is real estate training and you would be suprised just how many people really don't know how to handle the basics including referrals...I share my experiences so in some cases it does not happen gained lost...

I tend to agree BUT we have to move swifter and smarter...the internet allows us to be that way!  Some lucky agent out there is probably enjoying a new sale :).... We have seconds to impress the customer...accepting and giving referrals the same way!

Midori, Basics. You hit the nail on the head and some folks just don't get it and the results are expensive. A peice of paper plus a pencil would have worked until the proper form was completed. Sorry about your loss.

Good advice, MIdori. Why don't all of us who read this take a moment tonight (or early tomorrow) and make an e-from up, save it as a pdf, and save it as a desktop icon. Then when the time comes, and the time WILL come, all you have to do is attach it to an email and voila, instant e-referral.

I can only imagine how that would feel - especially in these days and time.  I have had those kind of messages "of interest" sent to me and when I respond it is "too late".  And yes it is does make you ponder for a moment.  I myself when I send a referral I send the information right along with the referral.  I guess I am "green" or just trusting.

This is interesting.  I am new to AR and I guess I never really thought about the referrals...This may sound really lame, but there is a form?  Is there a standard "referral fee" too?  Maybe I should write a blog about it to find out and see the formst that other people are using?  Thanks!

I agree Midori, shouldn't the MAIN POINT of the referral be to SERVE THE CLIENT, and TRUST the person you are referring to?   I mean after all, if you DON"T trust them, why refer to them?  This is just my thought.

I any case, you are good for your word, as am I.

Hi Everyone-a couple of things...all I wanted to do was point out that our response time needs to be a little faster..we need to work smarter and learn to improvise sometimes when need be.  Not everyone uses a referral form or do they have one...our company does but to me an e-mail will suffice...referral of customer...and any info you can give...the referral fee to be paid to and what percentage. 

If we can use e-mails for other parts of our business...we need to be more flexible and understand..not all real estate professionals work the same.  To me I use e-mail if need be.. 

The person who gave me the referral knew I was going to post about this and had no problem with it...not faulting the person who sent the referral just making a point that we always need to be on!  Sometimes you learn the smallest thing right here on the rain...but something so small could add to your business. 

Realize we are all trained different for some they do not even know they can get paid to give referrals..

I guess in the lending world we call that co-brokering and it is illegal. Our referrals should, and usually do, come free from all of this hassle. Mine have been great so far. But as always there are those that greed comes before serving the client. Great post, thanks.
