a. Over Pricing at the premium market time
b. My home is nicer so I will list mine for more
c. Your home will sell the other homes on the market
2. UNDERCOMMISSION
a. Average agent sells 4 to 5 homes a year
(discount agents don't or often won't work as hard for you)
3. LOCATION/CONDITION
a. Location and that is something you can't change
b. Great showing condition all repairs are completed and updates done.
Painting the exterior and interior. Carpeting etc... Staged properly
4. MARKETING STRATEGY
a. Showing to all other agents through realtor open house, emailing within
and outside brokerage.
b. Exposing to the consumer through open house, magazine, mail-outs,
flyers, visual exposure, proper signage, etc
c. Exposure to the internet- most people shop on the internet first.
Make sure your agent has a well marketed website.
5. EXPOSURE
a. Make sure you are allowing the consumer to see your home whenever,
limited show can limit your exposure.
b. Allow showing agents to show at all times
