After a long winter of slow activity, the market is picking up as buyers come to find those great deals...and they are out there! We are seeing a lot of activity, especially in the foreclosure/short-sale arena in all counties! What went for $450,000 a year ago can now fetch $250,000 and below! We just visited a nice corner lot home in a lake subdivision with a view of the lake for $199,900!! Shows you the market forces at work.
But this isn't very good news for homeowners who find themselves forced to sell either by job change, life change, or interest rate movement. Our advice is to always get a real estate professional to help sell your home and LISTEN TO THEM!! They do this for a living and should be advising you to "get ahead of the wave" and price your home accordingly. They should ask you about your priorities and goals, which will probably mean that you're going to price your home a lot lower than you want.
If they discover that selling your home is a "nice to do" or not a priority, then DON'T SELL RIGHT NOW! Agents who try to a) convince you to sell against your best interest; or b) price it wherever YOU want and not what the market calls for are doing you a disservice and you should RUN AS FAST AS YOU CAN FROM THEM!
