I'm confused, bedroom or living room?

Okay, so I thought when I started blogging, I'd be perceived as eloquent, witty, professional, savvy, you know... everything we hope our selves to be.  But not today! So here's another post of a ridiculous blunder of mine. In case you haven't figured this out, I'm a rookie real estate agent as well as a rookie blogger.

 Yesterday I take out new clients, a lovely couple, to see some rentals. I've never done a rental and am not familiar with the rental inventory. The second appointment is in a multi family home. We pull up and see the sidewalk wasn't shoveled after 8 inches of snow on Friday. Now the sidewalk and steps are covered in icy, trampled snow. So glad I wore my cute suede pumps. Anyway we scale the steps and find our way inside. Of course there are no numbers on the doors, so we correctly guess the right apartment. Once inside the roomy foyer housing the refrigerator, we peek around the 1 bedroom listing. It is clear someone is in the process of moving out and cleaning. The halls are wide and the kitchen is large. The bathroom had seen better days (not to mention cleaner) and the bedrooms were average. Here's what threw me... there are 2 bedrooms both with closets with organizers in them. I check my listing sheet and see it's a 1 bedroom. We are all confused, so I call the listing agent and I talk with her. I tell her it's listed as a 1 bedroom but there are 2. She told me one of those is the living room!

Fine, I'm an idiot who clearly cannot tell a living room from a bedroom. This was the first living room I've seen with an organized closet and a door.  So I put this ridiculous story out to fellow Realtors, even if you have a rental, take the time to stage it! Don't let potential buyers or renters or Realtors have to wonder what the space is for and how to use it. Stage it to sell it!

At the end of the day, my lovely couple chose not to rent this particular property, but another charming apartment with a shoveled sidewalk and a true living room.

Perhaps my next story will paint me in a more positive light!

Jessica- I thought you were going to say you were in the wrong apartment! See, it could have been worse!!! What fun...not only do you get to risk life and limb getting to a place, but then you get to play "guess what this room is for"! I sure miss my Realtor days, and I am so happy that my job NOW is to stage rooms so no one has to guess anymore!!! Thanks for the great plug for staging!

I understand completely.  Isn't it helpful to actually understand what the spaces are supposed to be when you view the property?  Staging definately helps take the guess work out.... cute story!

And the moral of the story is... if you couldn't tell, buyers can't either.  Defining the space helps!

Hahaha, reminds me of a time when I had a carpet installer ask me which closet he was supposed to start in......there were 2 bedrooms..... no closets just  2 bedrooms!!  Nice huh?  BTW the bedrooms were both 7X7!!

Clearly you are not the idiot here.  It is the listing agent who allowed it to be shown in this condition.  Give yourself some credit!  You obviously know how a property SHOULD be shown!

Jessica, Just wait til you walk in one of those bedrooms and find 10 toes pointing out from under the covers (20 is even more intriguing). It happens to the best of us. I always keep a pair of boots, small kids-size shovel and canister of Qik-Joe ice melt in my car this time of year.

Jessica, I think you missed an opportunity to get your clients a 2 bedroom for the price of a 1 bedroom!!  When sellers give you lemons...make lemon meringue pie baby!!!

APARTMENTS ARE OFTEN UTILIZED FOR WHAT THE RENTER NEEDS.  AS AN APPRAISER, I HAVE SEEN BEDS IN EVERY ROOM (EVEN THE KITCHEN) SO WHO KNOWS WHAT THE ROOMS MIGHT BE USED FOR.  DON'T WORRY, YOUR MIND WILL GET ACCUSTOMED TO THESE VARIATIONS AND YOU WILL START TO CHUCKLE AS YOU ARE FIGURING OUT WHAT IS WHAT!!!!!!!!!

We need staging here in Nashville TN especially now that there have never have been so many weekend renovators.  Boy, what creative floor plans they make! Without staging, feedback invariably comes back "floor plan didn't work for them."

Jessica, I too thought you were in the wrong property!!! I was laughing as I read this just waiting for the punch line. But you are right, have it staged to reduce confusion. What's with the closet and organizer in the living room - Way to throw a person off.

I've started to use the "scratching my head" test for rooms. If I walk into a room and start scratching my head because I can't figure out its function, you can bet that potential buyers are doing the same thing. This is not a good sign for the quick sale of a property!

Many landlords don't feel it is worth it to stage a rental because they will not be "getting the money back" as in a sale.  What they don't realize is the cost of staging could be less than one or two months rent.  Renters are often in transition from a home or looking for a long term place and need to feel the place is cozy and livable.
