Real estate agents’ lender recommendation practices

Real estate agents have always had a tricky relationship with mortgage lenders and mortgage brokers. It must be hard having this critical dependency (the lender) on your transaction. Having never been an agent before, it’s hard for me to imagine how frustrating it must be to take a transaction to the 5 yard line and then to have to hand it off to someone else who could screw the whole thing up.

Recent research shows that the mortgage meltdown has complicated things even further. From the survey:

“The dramatic turmoil in the mortgage market in recent months has prompted a significant number of real estate agents to rethink which lenders they recommend to home buyers. And increasingly, agents appear to favor lenders owned by their own brokerage firm over large national lenders....

Significantly, realty agents reported that more than one-third of home purchase transactions over the last three months have either been postponed or failed. A hefty 13 percent failed for mortgage-related reasons, according to respondents.

According to the survey results, about 40 percent of respondents indicated they have modified their mortgage recommendation practices in light of the ongoing shakeup in the mortgage industry. Among those altering their practices, the most common change was to more frequently recommend a company’s “preferred mortgage provider.”

I guess I've just been one of the fortunate ones. The mortgage partners that I've been working with are still the same ones I'm working with now. They do business the same way I do. They genuinely care about their client's best interests. They think outside the box to explore what CAN be done, not to make excuses about what CANNOT be done. They never sacrifice their ethics or morals for monetary gain. And they consistently get things done, and on time.

We are fortunate to be able to continue to work with knowledgeable, ethical mortgage lenders whom we can trust with our transactions and with our client's best interests.  This is so critical to successful completion of a transaction!

Nice post but I'm wondering what the jist of this is??????  Is your point to use Century 21 Mtg if you are a Century 21 Agent?  Or Broker 123 if they are renting a desk at your REMAX branch?

The fact that 30+% of deals are going down the tubes has as much to do with Mortgage Insurance companies taking a beating as the Mortgage Companies.  I have received a Mortgage Insurance memo or email with updated guidelines twice a week for the past 6 weeks or so with more forecasted in the next 2 months. 

What happens when the relationship between Real Estate Branch and Lender bends the rules outlined by RESPA?  I'm sure predatory lending never occurs in those type of relationships, right?  I believe these type of relationships can do as much harm as good as the emphasis is put on JUST CLOSE THE DEAL or we lose the desk space to someone else willing to do 'whatever'.

Knowledge and ethics are replaced by the almighty rent payment...too bad for the borrowers.  I believe seperation of 'church and state' should be the rule of thumb for Real Estate offices and builders with their internal lenders since the ultimate 'Best Option(s)' for the clients can be lost in the middle.

This post does bring to light the fact that there may be some unethical practices that do occur in this business (as with other businesses).  Although there may be some real estate agents that interact with trustworthy mortgage lenders, there definitely is the issue of the unethical side.
