This home had severe mechanical problems, such as a support wall in the basement that needed to be replaced.

It had been overpriced and sat on the market for months before the sellers lowered the price... again and again.
Finally, the price was reasonable for a home that was in good mechanical shape and I took my buyers to see it.
We made an offer that reflected the current mechanical condition of the home and asked for repairs.

The offer was accepted and my clients had instant equity!

It's important to have good representation when you buy and sell a home.  Having an agent you trust working for you is invaluable.  An agent that tells you what you want to hear in lieu of the truth is not on your side.

Over pricing a home will sting you in the end.  Give yourself enough room to work with offers but make sure it's within reason for the area and time of year you are selling.  A licensed Realtor who has experience in your area should not only be able to give you some tips but back them up with data.

Great advice, Tanya.  You also mentioned on one of my blogs about how you take sellers around to comparable homes on the market so they know what a realistic price is that should be set.
