Carlsbad home buyers looking for new construction with great views in a subdivision may find just what they are seeking in Calavera Hills, in the northeast corner of Carlsbad and just a few miles from Carlsbad Village. Montara is one of the neighborhoods within Calavera Hills, and at one of the highest points in the area offers dramatic views of the countryside, hills, and even the ocean, depending on the home’s location. There is a tot lot within the neighborhood as well as a community pool for residents. Fewer than 200 homes on a handful of streets (several of them are cul-de-sacs) comprise this attractive hillside community just off Tamarack Avenue, and a short distance from the Calavera Hills Elementary School (older children will also attend the Carlsbad Unified Schools). While Montara is purely residential, you are near all the essential shopping and a selection of restaurants (in neighboring Oceanside and Carlsbad Village), and perhaps 20 minutes at best to the Carlsbad beaches. Nearby Calaveras Park is the site of several of the free TGIF Jazz in the Park series sponsored by the Carlsbad Friends of the Arts program during the summertime.
Carlsbad homes at Montara in Calavera Hills were built in the 2004 - 2006 time frame. As of this writing (February 2008) there are 6 Carlsbad homes for sale in Montara, ranging from $620,000 (a short sale so priced below comparables) to $849,000. Homes on the odd-numbered side of Rock Ridge offer terrific views of the ocean and the Carlsbad area and are more expensive than comparable homes across the street. These homes offer 3 to 4 bedrooms and 2.5 or 3 baths, with floor plans from 22164 SF up to 2871 SF. Homes in this community have been selling in the high $600s to low $800s in the last year or so.

Kay - well I understand that. And I was concerned about making another change. But someome made a comment that I looked like a hoodlum with the glasses and hat and they would not trust an agent who looked like a hoodlum. I didn't think so, and lots of people commented positively on my surfer look, but it got me thinking. The surfer dude will be back at some point - at least it is now in my profile.
