- Not look at more then 10-15 homes maximum before you buy.
Say what? Yes, you read correctly. Just because there are hundreds of homes on the market does not mean you will benefit by driving aroud and going through them all.
What would you say if I told you that I test drove 35 cars before I decided to buy one? Once you stopped laughing you'd probably ask me if I was nuts. The best way to buy a car is to do the research and narrow down what you want and then go out and test drive the ones that fit your criteria. What makes houses any different? On the entire market there may be 2,3, or 4 homes that would really fit your criteria and be the place that you want to live, but there will never be 20 or 30. So filtering the market is a vital first step in buying your new home.
Think of it as shucking corn on the cob. It is possible to eat corn on the cob without shucking it but by the time you get to the good part your jaw will be tired and your appetite ruined. Looking at to many homes without filtering them has the same affect it gets overwhelming, wastes your time, and ultimately leaves you dazed and confused.
