This is the first in a series of responses I have made to many Realtors who have asked me questions about the best ways to list properties and being a high volume listing agent in general. They will be posted in no particular order.

 

 

1. What Do I say To A Seller Who Wants To Go With A Large Company Over My Small Company?

I get this question a lot from agents working in smaller companies trying to compete with larger companies.  Here is how I would handle this.

  • Makes sense with most industries, but real estate is different let me explain.
  • All Agents independent
  • Many part time agents at the big companies
  • The power of MLS
  • Focus on my plan of action

    With these bullet points in mind here is a script you could use...

I can appreciate the fact that you want to list with a large company, and in most industries that would make complete sense. However in the real estate industry things are much different, let me explain a couple of reasons why it doesn't work the same way in real estate.

All agents are independent contractors and all Realtors are members of the MLS, therefore we all co-op on all of the homes listed. 

What that means, is no matter the size of my company you will still be in front of all Realtors.

It is up to each agent as to how they will market their listings, and the draw back to listing with a large company is you may very likely get a inexperienced agent that will do no more than put a sign in the yard and a lock box on the door.

Often the larger companies are made up of new or part time agents because this is how the big companies make a lot of their money because of the commission structure.

As you can see with the plan of action that I showed you I have many things that I do to market your property, I don't depend on anyone or my company.

The way I look at it this is another way of putting my money where my mouth is. I personally pay for all of the marketing that I showed you that I do.
