With all of the negativity about how bad the market is and with properties staying on the market a longer amount of time is all the more reason to get that property ready for SHOW. I have seen properties that have been for sale with an agent and they do not sell the property, then the property is back on the market with another agent and that agent has shown the seller how to get the property ready to show and it has sold.
It is hard sometimes to tell sellers how bad their property looks. You almost feel like you are insulting them. My good friend Barbara Duncan, which is also a Realtor and on ActiveRain, and I have a three page handout that we have used and I just give to my sellers and just say this is what will make your property look better and sell faster and leave it at that. If they are really serious about selling, which most of them are, will take immediate action. We are all professionals and we have a duty to tell sellers what will help get them the most money for their property with the least amount of hassle.
