Well, I say that, but I ain't giving up. I'm still doing the open houses, talking to neighbors, and believe me it's working. I guess you gotta get back to doing business old school. Just the other day I was out previewing all the new HUD homes on the list. I always make it a point to let all the neighbors know if there is a forclosure in the neighborhood. Right now there are a lot, even though the prices are high, but it gives me a good excuse to go door knocking and let them know. I got two listings last month because of this. Some people where surprised that a bank owned home was in the area, and that an agent came by to let them know. Also, the month before last I sold a bank owned to a neighbor down the street that was renting. So, you agents think it's dead out there. Get to work. Go door knocking and see what turns up. And the open houses help to.

I always make it a point to go see the new Hud homes also, I preview before my clients to see them.  While previewing one yesteday I heard a noise (might have been the home settling) but I did not take a chance I got the heck out of there!

Hi Lorinda, Thanks for you input. I love your website too, very informative. Here are a few things I do when I'm out previewing HUD's, Bank Owned, Open Houses etc. that I want you and other agents to think about. Safety and Security. I always have my car parked in such a way that I can't get blocked in, I carry pepper spray in one hand and my car key in the other hand to use as a weapon if need be. You never know! I'm a guy and I always do this, just in case. It's crazy out there even in the best of neighborhoods. Be safe!
