The biggest expense is the air conditioning. Being in Southeast Louisiana this is a big problem. Heater will last forever but the air conditioner; well that is a different story. As an investor one way to save on the biggest expense is to change the air conditioner filters monthly. I personally go in and change at the beginning of the month each filter.
