Either I've got too much blogging on my mind or I'm an American Idol junkie.  BUT every Tuesday/Wed/Thursday evening you will find me parked in front of the TV "unwinding" from my day and entering the Idol Zone.  I record it so I can blow by the commercials.  But, it's over and here I am blogging again.  I'm a sick puppy I know.

If you are like 30 million + Idol addicts you know that Alaine Whitaker (see photo right) was eliminated from the competition tonight.  If you get a chance, go to you tube and check out her very moving final performance. 

She didn't take it well (see Ann David's post over at fox)and my heart just broke for her because like many of us, she has a dream. 

So, what, you may ask
does this have to do with
Real Estate?  

Earlier this week I was preparing a market update for a client.  In the midst of the preparations I was again reminded of the drastic change in the conditons of our local market.  Like many areas of the country, our inventory is high, our demand is low.  Add to that the steady influx of the newbie properties to an already crowded arena of demanding buyers who are in short supply and, well, you have a recipe for broken dreams.

How many of my Nanuet friends and neighbors have put their toes in the real estate waters only to be frozen out!  How many of you decided a few weeks, months or maybe now years ago that you wanted to relocate somewhere, anywhere.  How many of you hoped to leverage that first home you purchased toward the acquistion of your first or your next dream home only to be hopelessly disappointed!

Now you know why I said I must be blog addicted, because when I saw how this poor girl reacted after she got the boot, I thought of "lost dreams" of all kinds.  I know many of you have suffered dissapointment of late.  Many of you are waiting to re-enter the market, some of you have jumped in with both feet.  Some of you have pulled out, and/or joined the herds of "wait and see".

I'm a "glass is half full" kind of gal, and I believe in my heart that RIGHT NOW is still a good time to sell and an even better time to buy.  Why?  Because interest rates are still historically very low.  Okay, you might think the prices will drop further.  Minds much greater than mine can't predict exactly what will happen and when, but it stands to reason (to me) that if the majority of the pent-up buyers re-enter the marketplace at or about the same time, those of you who can buy now will have lost your edge.

There are some wonderful opportunities RIGHT NOW in our marketplace.  Properties are not as far out of reach as they once were.  Many folks who for one reason or another didn't purchase in the frenzied years of the seller's market have wonderful opportunities now.  In my recent analysis I see residential housing very close to condo pricing.

Yes!  There are motivated sellers waiting for qualified buyers to step up to the plate.  I say, don't wait until you're running with the herd ... step out in front.   Go for it!.  Bid!  You may be surprised at the wonderful deal you'll make.

By the way since hearing Alaina's song earlier this week, I can't get it out of my head.  I think this girl's got talent.  I hope she doens't lose her dream.
