Debra, I would shop this listing to other business owner in your area, who might be thinking about expanding.  Do you think you seller would consider a lease with an option to buy or seller financing?

I can't imagine a listing like this at that price. That is incredible.

In California you can barely get a tank of gas at that price!

I was going to say something about value but Joey's comment made me laugh.  We spent three months on the road last winter visiting family/friends.  Fairbanks to Idaho, North Dakota, Colorado, Kansas, Texas, Mississippi, Florida, North Carolina, New York back to North Carolina and finally back to Alaska.  In 13K miles we spent more than 6K on fuel.  Seems as though I should have just bought a gas station. :)
