My First Blog...2008's not going to be bad

Well, I have been wanting to try this for some time, so any feedback I would appreciate.  I am perplexed by the media's fixation on the real estate market and the fact that they believe it is soooo DOWN.. It feels sometimes like we are the only one's saying that it is NOT a bad market  but rather a Buyer's Market. This is truely one thing I  wish that the National Association of Realtors would emphasize to the public. Buyer's market does not equal bad market... I am finding more internet hits and calls on properties with price reductions b/c the Buyer's are out there watching for a deal.That is when they get in their car and drive to teh beautiful Northwoods.  It makes this a very interesting business at this time and I do think for those of us prepared to look at the market differently it will not be doom and gloom in 2008.  I have currently found myself with several Buyer's looking for a really good "deal" and with Buyer's Agency available I feel I can help them reach their goals.   I think we, excuse me I mean I , sometimes forget that our job is to put Buyer's in homes and get Sellers onto their next adventure and it does not always mean that we have to take in the guilt of the seller's bottom line.  Appreciation is generally there it is the amount that we do not comtrol. We do not control that they overpaid.. that they second mortgaged... that they over bought or own multiple homes.  We only control what we can realistically get them in this market.  We, as beings, have guilt coming at us from everywhere: church ,spouse, children, work .. etc.. we just automatically assume it from everyone.  So, my goal is to be more honest with seller's in 2008 and focus on the fact that it is a Buyer's market and homes can sell if they are at market value...

Hey Julie!

Let me the first to welcome you. Like yourself I put this off for way to long and a little over a month into this I am kicking myself for waiting so long.

I would (and I am sure you will read this several look at the groups and start in the "newbie" section. It will give you a great feel for how the site works.

Our market isn't down and national statistics bely the "sky is falling" mentality with many areas only down around 3%.  Certainly not deep discount status like the media implies.

Hello my fellow Cheesehead, we have two active segments here, low ball investors  buying foreclosures and higher end waterfront buyers.  We have fewer lakes in this area so there never was an over abundance of waterfront listings.  A month ago even the investors were not calling.  Three months ago we were selling vacant 40's.  Perhaps a month from now the investors will have tapped out the low end stuff and retail buyers may start moving up the chain.  By the time the media knows what is going on, it will be old news to us. On sites like these we find find what is really news.  Someone is always moving, changing jobs, divorcing, getting married, downsizing, changing investments and despite whatever else is going on, they need housing and we look for them.
