Irene, your absorption rate still looks extremely difficult for your area. How are you and the other Realtors weathering this storm? Are they focused on foreclosures and short sales? Lots of supply right now I see. Where are the buyers?

Gary - It's been incredibly challenging for sellers since mid-summer of last year. Personally, I am seeing a tremendous increase in buyer activity generated by my military clients. It usually starts now through June/July when orders are given and contracts need to be written! Hopefully, that will eat up a lot of this inventory. I'm just worried by April we'll have even more inventory we can't unload and that will drive the prices down further!
Jim - I know you guys have been hit incredibly hard. I've lost several contracts to competing buyer's agents because my buyers have waited too long and came in too low in certain markets. That's a good sign of things to come, I think!
