More Bee's with Honey

By
Home Stager with www.Staged-to-Sell

My crew and I finished a wonderful job today.  It was a great property, but even better we love the Realtor and her lovely clients.  The Realtor was a new referral that I met with about a month ago.  She had been sent to me from one of my favorite clients and we hit it off from the get go. I knew she would have great clients as we all know that " like attracts like."

When we met in the beginning of February I did my consultation, wrote my report and we set a date for the staging. The clients worked on getting all the items on the report done, and when we arrived today it was scrubbed clean, freshly painted, lots of colorful flowers planted in the garden and all clutter gone.

My crew of four and I arrived with two truck loads and got to work. We didn't stop for 8 1/2 hours which is much longer than we usually spend on a property, but it was a large house and we wanted to make sure it was perfect from top to bottom.

We always give our clients 125% but when a Realtor and/or a client is so wonderful to work with we go the extra mile to make the property shine and give them the best product possible.

You get a lot more Bee's with Honey. It's so true.

The following are a few before and afters of the property. What a difference some paint makes!

FROM CLUTTERED BOYS ROOM - TO LOVELY BOYS ROOM

THE CARRIAGE HOUSE - FROM MUSIC STUDIO TO GUEST SUITE

HARSH FAMILY ROOM - TO WARM AND INVITING

Sandra,

I never have a problem with homeowners and bringing in furniture. I do my best to use their items, but I use my experience to include recommendations in my report that are best for the product.  It's rare that a homeowner will object. Before and afters work wonders!

Hi Kym,

Ever have problems from homeowners posting their "before" pictures on the Internet?  Do you wait until the house sells before doing so?  I use some in my portfolio, as I have control of that.  I have posted a few on the Internet for bloging, but generally that has been a family member or close friend whose aiding me in my marketing efforts.  Just curious if you ever run into folks feeling it in offensive.  I do a lot on occupieds for Realtors and they always want reassurance that I will not be posting any of their clients before photos.

Thanks for sharing your thoughts on the subject.  I know here in the south we are not as Home Staging savvy as your area, so possibly that is part of it.

Hi Karen,

No I have no problems to date. I have in my contract that I own all photos taken by me or my photographer. I always tell them I use them in my marketing as well. No surprises is my motto. Also, they are so happy when we are done they want to kiss us as the house sells :)

Kym love what you did with the whole house.  My favorite room is the Carriage House.  I would love to be a guest in that room.  Betty

Kym  It's such a relief when you return after a consult and the to-do list is completed so perfectly.  Sometimes they think they are ready for you and they just aren't.  Great job!

I am new to Real Estate and have not worked with a Stager. I am amazed at what you can do. I was wondering if you could tell me about the furniture that you bring in to a home.  Does the seller purchase it? Thanks for helping me to understand.

Hi Dana,

No, the seller purchases nothing. We bring in everything from of our own inventory and we take it away when it sells :)

Thanks Carol what a compliment. The clients home was really lovely so that helped! We had them put up lights outside and we visited last night. It was just stunning from the curb too.

You love your job and therefore what you do shines through with a creativity and level of excellence that few stagers manifest.  You are a wonderful stager, a blessing to the realtors you serve and a fine example of a mentor and contributor to the betterment of the budding industry standard.  We are lucky to have you in the Bay Area missy.  AND, I'll bet few stagers know that you give of your time to mentor other stagers in your Platinum Program, by giving a hand up and showing them the way not to be like you, but to be the best they can be inside their businesses.  The mark of a true mentor/coach etc...teaching others to maximize their potential.  And your skillset and marketing and corporate backgrounds give you the perfect training experience to share with them.  Keep raising the bar.

Kym:  As always a great job.  I really like the bedroom with the over sized chair or is it a love-seat and table angled in the corner...  Had to be one of those that you look at the pictures over and over!
