Showing you listing to a sign caller

I had the oppurtunity to show a listing that I represent the seller. It was a sign call. So, I sat up an appointment on a Sunday afternoon. The call said that he new the area very well. Dummy me, then did not ask if he was looking for a 2 bedroom or 3 bedroom, I assumed that they new it was a 2 bedroom 2/1 bath with an office. Well, I opened up the property and we talked for a little while and upon exit I was told I would get a phone call IF they wanted to pursure this piece of property. There was no winning this person over to represent them as a buyers agent on any other property. Later that afternoon I received another phone message this time. It goes like this. Thank you for showing us the property but we really need a 4 bedroom place, you do not need to call me back for any reason. Well, I call back anyway and offered him a free web site so he could still do searches for again free. I got the reply of I will consider it and I will call you back if I want to pursue it.

WOW, Building trust with these people, do they really ever go under contract?

A few months back we received a sign call, on a Sunday afternoon, on a property in which we represented the seller.  She seemed really interested in the home, so I went and met her within an hour.  I honestly thought that she'd look through the house and then give me the ol' "I'll call you if I'm interested" bit.  I was shocked when she walked in and just loved the place from the start.  She went from room to room saying that it was the home she'd always wanted.  We ended up writing an offer that day, and we closed within 45 days.  It was one of the only times where we've represented the buyer and selller, everything went smoothly, and everyone loved us after the transaction.

Jim & Maria,

You are right about the one time that it works. But I was taken because it was a 2 bedroom and they wanted a 4 bedroom and they said they knew the area. I was mad at myself for not asking about the bedrooms. Again, this was only because they said that they knew the area and I let my guard down for a wasted trip.

Thanks for you words of encouragement to help keep us going though.

Hi Susan,

The first walk-in I ever had went like this.  They came into the office and wanted to see a particular property.  I closed up the office and opened up the listing.  They liked the home but no big attraction.  They wouldn't even give me their name.

The next day they show up at my office asking for me.  The agent on duty tried to "snag" them and they wanted nothing to do with that nonsense. 

Anyway,  these guys were my first sale, they found me, and they bought a $551k home(New construction in Bishop's Gate in Cary, not in the MLS).  What a great success story.
