Online Video Killed the Virtual Tour: Posting Real Estate Listings on Youtube works!

As Real Estate Agents, we try to keep up with technology and ways to help our customers and clients so that they will be able to make the home buying,selling or renting experience smoother and with less hassle and stress. Lately, I have been filming some of my listings and posting them on www.youtube.com/luckystarrealty and they work!  I was able to have customers and clients preview the Video Home Tours on YouTube through emails and posting them online so that they do not have to even drive by or leave their home to get a virtual walk through of the home. 

This week I was able to lease out a property for a client and when the tenants met me at the house to show them in person, they immediately recognized me from my online video tour of the house http://www.youtube.com/watch?v=VCqN-Pet6Sg and we got along great.  I would recommend using video tours of your homes for sale or property listings to let the buyers and renters virtually tour the home before actually going there.  This saves lots of time and energy on both the customer end and the Realtor end.  Plus, this allows customers and clients to get to know you before they even meet you.

Good question Dorene, I usually link my video from youtube onto my other online postings on real estate advertising websites like craig's list or realtor.com.  I even post these videos on my own websites to enhance the site www.luckystarrealestate.com.  This shows the public that you as a Realtor are willing to accept and embrace technology and use it to facilitate your business.  The good thing about posting on youtube is that youtube is now owned by google so your real estate videos will get picked up by the google search engine as well.

Thanks Joseph for the comment, for the videos above, they are actual broadcasting digital cameras that the television networks use for their news broadcasting or television shows, one of the cameras is $10,000.  But since the Internet brings down the quality of the video a little bit anyways, you can also use the digital picture cameras to video the property or any other DV camera that you can buy at Staples or Sears.  But you will need a video editing program like Adobe Premier or Final Cut Pro.  But YouTube does provide an online video "mixing" program so you can edit your videos online.  You need a YouTube account.  Make sure you are using music that is not copyrighted though.

Hi Lucky, This sure beats the slide shows that I've been doing.  And I thought I was high tec!  How do you find out if the music is not copyrighted, or can I just humm along?  Nice job on the video.

Question- Do you think posting on YouTube is more effective than a website that uses the street address as the website address?  I'm all about efficiency in getting property listings to the right people.

Wow! Thanks everybody again for commenting on this post.  I think that this is very important in bringing our industry into the future and help with our customer service and convenience.

Virginia-There is free music all over the Internet, you just need to do the search and there are also programs that let you make your own music through pre-made beats and sounds, such as the Acid software.

Vanessa-I think it is a good idea to have those address sites and link or embed the YouTube videos onto your site as an enhancement to your site.  This way, your website gives your clients and prospects a whole experience that is just short of actually being in the house itself before even stepping into the house.  Also, if you are in the video doing the walk through and narrations, the public will get to know you and recognize you already, so the trust and familiarity is already there when you meet them in person.  Again, YouTube is owned by Google so this helps with the search engines, try having both your address website and the YouTube video active at the same time, and google your listing to see which shows up first.  Good luck!

Gina-You do not need an expensive camera to post on YouTube, you can even film your Video Tour with those digital cameras that take digital videos also, I think they are a little over $100 at most stores.  Then you can "mix" or edit your video on YouTube itself with it's video mixing or editing software online.  Good Luck Gina.

Vickie McCartney-This can be as hard or not as hard depending on how much time and work you want to put into it.  The basic concept and process itself is very simple.  You film your listing using a digital video or picture camera, edit the footage using a video editing software, upload the finished product onto http://www.youtube.com/ after creating your video "channel" on YouTube.  There is even a video mixer on YouTube so you can edit your video online.  If anything, this is a complement to Real Estate Shows because in Real Estate Shows, there is an option/tab that allows you to link your YouTube Video as a button on the right side of the Real Estate Show, the video then replaces your slide show.  Here is a sample of one of mine, click on the Video Camera logo to the right and my YouTUbe video appears, taking place of the slide show:  http://www.realestateshows.com/show.php?id=228966&traffic=0
