I just can't understand WHY some agents take a listing, over price it, and then even worse don't keep in contact with the seller through the whole listing period. I guess the ONLY conclusion to this is they just want to add 1 more listing to there belt and to get leads BUT it defeats the purpose doesn't it??? I mean, you can have leads coming from your seller who is happy with you, leads coming from the listing, and the sale of the listing. Get what I mean, so again why do it, you only hurt yourself... The kicker to this is when it comes time to renew the contract they are SHOCKED they won't list again with them....

Here's a tip, Stay in contact with the seller and master this philosophy 'I will be in contact with you weekly whether I have news for you or NOT, if I don't call you by Tuesday of every week you can presume I'm either dead or won the lotto, I don't play the lotto so presume I'm dead" Out of camp 443 and have adopted this philosophy. Much success....

Why do they do it? Simple....they know it won't sell but maybe it will bring some leads! It happens all the time

John, one of the biggest complaints sellers have is they don't hear from their agent. I like your philosophy to call them weekly whether you have news or not. Good philosophy.

Gary and Michael, this ties into each reply. If you do stay in contact with them and price it right not just thinking of cold leads. You may have a chance to get some good warm leads from sellers who you are talking to on a weekly basis because they are happy with your service ON top of leads you will get if it's priced right. On TOP of that a REAL chance to sell the prop, so IN FACT you are getting 3 or more chances of closing 3 deals, the seller, the sellers lead, and leads from the listing. Win Win for everybody I think.
