"THE BUYER'S POINT OF VIEW"
We are all aware that in all types of Real Estate Markets and more so in the Tough ones, there are some Basic steps that selling Agents should not loose sight of. We all know we are working for our clients. Selling Agents should guide their Clients in presenting the property for Sale in the best possible way.
Selling Agents are the Marketing Experts and list the Dos and Don'ts for the sellers. They will advise sellers to clean up, fix up and declutter. They will suggest Lighting scented candles, baking cookies and pies for that warm homey feeling when the buyer walks through the door.
What about the Buyers who never walk though the door because there is so much snow they can't find the driveway to turn in off the street, or they can't make it up the icy driveway, or even worst, they make it in the driveway but can't get to the front door, or make it to the front door, but they are unable to open it because the snow is piled so high.
There is NO Bigger Buyer turn-off than Not being able to get in to see a property For whatever reason. The buyer has set time aside to view the property but can't get into it. For a real buyer, it's likely they will find a property they like well enough to buy before getting back to one they were shut out of.
Seller is working from home can't be disturbed (DO THEY WANT TO SELL?) Instead: Most buyers would rather work around a seller in the home than reschedule a showing.
Seller Agent needs to accompany, but is going away for the weekend (Great, Can't another Associate Cover for you?)
No one to let the dogs out (Shouldn't you have backup?)
The key is at the office need to pick it up(Are you kidding?! How is that servicing YOUR CLIENT?) When you are on a Tour and our schedule is tight, do you think the buyer is going to want their Buyer's Agent to Pick up Key)
Do the Selling Agents just neglect to mention the winter Dos and Don'ts or is it because of the easier use of Lock Boxes the Agents don't need to get to the properties as often and may not realize that although the house is vacant and there is Easy Access, After a Winter Storm. there is NOT such Easy Access. (Never Mind if someone slips and falls.)
We are all working toward the same goal. Selling Agents want to help their clients sell and Buyer Agents want to help their clients Buy So let's work with each other to get the job done
and at the end of the day we will find peace in knowing we have done our best for our clients.
