Initial Impressions are Everything

Your home may only have one opportunity to make a favorable impression on a Realtor or a potential buyer.

When you are considering selling your home, you must consider the initial impression your property will make when someone (either a Realtor or a potential buyer) walks through the front door. It is extremely important to showcase the property in the best possible light.

Your home may only have one chance to impress somebody. If it is not ready to be shown - then you may want to address the items that may affect the initial impression, and then show it.

Consider the advice from your Realtor regarding organizing, cleaning and in essence staging the home to sell. Consider using a staging  company as they are professionals and they can either completely stage the home, or just offer a few suggestions and pieces to accent the home in the best possible light. Even as a Real Estat professional, I will ask if the home is staged and inquire about which company provided the staging as it makes a dramatic difference.

The front and back yard should be cleaned up and organized. If you have a pet - make sure you clean up after that. Not all people are pet lovers! If possible - add seasonal flowers out in front as this usually will enhance a property's charm.

The inside should be organized (including closets) and clean. This means - no dishes in the sink, counter-tops wiped off and clean, floor vacuumed or mopped, and the bathrooms should be cleaned with fresh towels.

When someone walks through the door, you want them to see the property - not clutter or if it needs to be cleaned.

And you want it to present well to other Realtors as well - as they are the ones who have the buyers - and you want those Realtors to go back to their buyers and tell them about this new listing!

Keep these items in mind anytime you have a showing, or if your home is going to be on broker preview, or an open house.

I agree, It is very important to have a nice and clean looking house, especially if you want the other agents who had viewed the house to return with a possible purchaser.  If the house looks like a dump they probably wont want to bring them back.

Sharon, I counsel sellers to never have any smell problems or bad curb appeal problems cause that will stop people dead in their tracks. That one chance at a first impression is pretty much all a house gets.
