A contractor (female) friend  and single mom had completed a huge renovation on a client's home. it required special shopping for unique finishes etc. She had spent much extra time sourcing for great prices. When it came time to the final payment ($10,000) he kept putting her off and saying a cheque was in the mail.

Several weeks went by and still no cheque. She knew from neighbours that he was very house proud and could not fault her work and he had a elevated view of his standing in the area.

She had two large signs made --- which said " This client owes me $10,000 and I have not been paid." She stuck them in his yard and then walked up and down in front of his house with a sandwich board saying the same thing.

 He came out of his home several times to make her go away but she would not --- neighbours by this time were having a ball and drive bys were honking horns and waving. After a couple of hours he came out and gave her a cheque for the full amount. After the cheque had cleared the bank she removed her signs.

I call this a very feisty lady ------- desperate times call for exceptional methods!

I have had just one client who did not pay her monthly rental --- she was two months behind and I destaged it Saturday morning. Still have not been paid --- but she says a cheque is in the mail! I have my inventory and that is a good thing.

I always insist on payment before staging, a signed contract and specific rental payment dates listed. On the removal of inventory I have the client or representative sign off  the inventory. I always take pictures before hand and pictures of the items loaded on my truck so there is no question.

The inventory payment must be paid at the beginning of the rental period.

Marilyn, this is such a funny story. I immediatly sent a link to my cousin. She and her husband own a construction company in New Mexico. It is amazing how many people don't pay them for the service AND THE PRODUCTS they provide. While most do pay there are those who apparently think they are quite special and don't need to meet their part of the bargain -- writing the check!

Marilyn - great story and good for her!  For occupieds I get the money before I leave and for vacants I get paid half up front and half when the job is completed.  However, after hearing all the horror stories I am thinking about getting it all paid in advance.

Yeah,,,can't imagine staging and NOT getting the check up front.  Ladies, we need to heed these stories and don't relent...really, you should be paid before you stage - period.  And, alot of stagers put in the first billing three months of rental too...think about doing that.  T

Boy , your friend was gutsy! Great story I'm so glad she received her money! We always get half of the staging amount on the day we quote and a post dated cheque for the day we complete staging, knock on wood we haven't had to chase anyone down for the next month rental as not many go to the next but I like how you have the homeowner sign off once your inventory is out. Contracts are so incredibly important. Marilynn do you pretty much stage in Chilliwack and Abbotsford?

I had a great giggle, imagining your friend getting cheers from the passers by in the neighborhood. So glad the check cleared!

I always get a down payment before the day of Staging and hope not to have to deal with this type of situation with any of my clients. However, I'll remember the signs, just in case.

Wow - she is fiesty! I used to get paid half up front and half when the job was complete, but not any longer. I ask for the full amount in advance. I had such a hard time tracking down the second half of the money, it was not worth the stress and all the time it consumed.

Good for her! I require 50% deposit  to start the staging process, then the other 50% plus first month's rental  on the day of staging. Each following month's rental is due on receipt. Haven't had a problem, but I like this lady's method for recovering this huge bill!
