I posted something similar the othe day, I stated that Banks still have good loans to offer (FHA has updated its loan program) and althougth prices are coming down, will interest rates be going up?

I agree customers are trying to time the market.  Our area has had a "Time to Buy" campaign in place for over a year pointing out all the reason to buy:  high inventory, interest rates.  Prices seem to be stablizing but national negativity in the news doesn't help.  I also agree that like the stock market, when the bottom is reached, you'll will look back and see where the bottom was.

I agree with you on this one.  I explain this to my clients this way, too or whatever they are trying to get for selling, they will make up on the buy side of their transaction.  Great reminder!

Our Association of Realtors has been promoting that statement for over a year now.  It is interesting too when you look at the ocean front home sales where I live. . . they have been going strong!  The rich know when to buy!

Ocean Front is usualy and most often consistent for sales.  Unlike other properties inland. There's just so much ocean front and everyone wants it.   Location, location, location!!!

That is exactly the balance in this whole market that sellers are just not getting the picture of!  I keep telling my sellers to negotiate hard on the buying side because that is likely going to happen to them.  Its a balance to be recognized.

That is what is so funny about sellers, they are so worried about getting the most for thier home that they forget that the house they are trying to buy is discounted just as much as theirs! This is wise advice and hopefully at least one person listens!

Hi Keith,

You are absolutely correct. Anyone in our market that has been in their house for 5 years or more is going to make a killing but they keep focusing on what it was worth 2 years ago. If they keep waiting for it to go back up, whatever they are buying is going to go up by the same amount. If you are staying in the same general area, the prices for buying and selling are going to move together.
