What tips can a residential realtor give a commercial realtor and vice versa?

From a point of view of marketing do we do anything differently?

Do we try to find buyers and sellers in different ways?

I'm asking this question because I have never been a residential realtor. Yes I know times are tough right now, but if 20% of residential realtors make 80% of the sales, what are they doing differently?

Do they work harder? Smarter? What is actually making the difference?

Can anyone enlighten me please?

I can tell you that they work with customers with cash, and have a stable of investors to push great deals to...I know many top agents, and they continue to stay on top working with people that can afford to buy what they want...I finally have learned,,,I only work with buyers that can buy...more than doubled my year in the last few months by changing those few simple rules...PS...

Sorry,,, I still get agrevated thinking back on all that time I did not follow those rules....PS dealing with investors is more fun, cash closings  mean paychecks..

I basically work only my SOI. I work mainly by referral but occasionally will sit desk duty and always take care of any sign calls I get for my listings. Check out the Brian Buffini website. There is also a group on here for Brian Buffini. Great plans to build your business to your warm leads.

I am interested in the Commercial market! How do you market? Where do you find your buyers/sellers? Why aren't you staying and concentrating harder in Commercial if that is where you are most comfortable?

Charity, hi. I;m not changing from commercial to residential. I was wondering what tactics that residential agents use that i may employ in the commercial side. i will look at BBs website as you suggest. Thank you for your reply also.

hi Carol. I had a peek at it after Charity's post but it just gives the usual spiel. What effect has it had on you and has it increased your sales? What does it cost etc.
