With rising energy costs,  its worth your time and efforts to look at your heating and air conditioning system.

As a Certified Eco-Broker and an Energy Rater for http://www.energycheckup.com/ , I can help. If you own a home or are looking to purchase a home in Hollister, Gilroy or Morgan Hill, I can provide you with helpful suggestions.

Here's some important information about your Heating and Air Conditioning System.

Technology Snapshot & Benefits:
HVAC (heating, ventilating, and air-conditioning) refers to the equipment, distribution network, and terminals that provide either collectively or individually the heating, ventilating, or air-conditioning processes to a building.

Estimated Cost Savings:
HVAC accounts for 40% to 60% of the energy used in U.S. commercial and residential buildings. This represents an opportunity for energy savings using proven technologies and design concepts.  There have been many improvements in Heating equipement. With efficiency ratings that range into the mid to high 90's there is a cost-bebefit to replacing an older furnace with new equipment.  The newer furnaces are able to convert a lot more heat out of the gas it burns and send it into the ducting system.  There are rebates available from PG&E to help with the costs of this upgrade. If you furnace is greater than 15 years old - it is probably worth replacing the unit - the pay back could be a little as 3 to 5 years.

If your home is older than 15 years there is a high probablility that your ducts are leaking. Duct tape was the primary way heating professionals used to secure the duct joints. The glue on duct tape can start failing as early as 3 months of system operation. Older homes can have as much as a 30 to 40 percent air loss (leakage). The problem with this issue is that most all of the ducting is installed outside of the buildings insulated envelope. you can have your ducts tested for leakage - its worth the money.
