Papillion is located just south of the Omaha metro area in Sarpy County. What's great about Papillion is it continues to have a small town feel with its downtown area and its weekly paper "The Papillion Times". However, Papillion is growing with a great new Shadow Lake Towne Center mall (highway 370 and 72nd street) which opens in the Spring of 2007. There are multiple subdivisions in the Papillion area including Eagle Hills, Eagles Crest, Tara Heights, Overland Hills, to name a few. However, today I am going to focus on Hunters Crossing and Hunters Ridge.
Hunters Crossing and Hunters Ridge is located at between 84th and 6th Street (Cornhusker) and 96th and W. Centennial Road. The western side along 96th is Hunters Ridge and the Eastern side along 84th is Hunters Crossing and in between along W. Centennial is Schwer Recreation Area and Tara Hills golf course. The park and golf course has two small ponds, which frequently brings in low flying geese.
There are roughly 360 homes in the combined areas. According to the Omaha MLS, there were 17 homes sold during 2006 with home prices from 184,500 to 347.000, with average days on market of 53 and an average sale price of 256,000. Home valuations for tax purposes range from 139,000 to 389,000. The lowest being a town home located on North Adams Street. The highest located in Hunters Ridge.
The majority of homes are two story and ranch homes, with three stall garages. There are a few 1 ½ story and raised ranches homes. The covenants in the area require brick along the front foundation; therefore, there are a lot of homes with partial or full brick fronts. Another requirement is a homeowner plant a tree in the front yard. Since the area has been mostly built out since 2003, there are plenty of trees and mature landscaping.
