I am sure that some of you are checking in this morning to find the market area stats for today's selected county. After reviewing the data for several areas, I have decided to ask a question instead of posting the data. This is my question:
How accurate is the information provided by your local MLS?
I assume that the basic information found in the MLS such as street address, city, county, etc. is mostly correct, however I am beginning to have doubts about days on market. I know that some of you are probably saying, "Who cares?".
Well, if you are educating your sellers and setting their expectation for how long their home will take to sell, this piece of information becomes very important. If all of your listings sell in 1 day, then as a seller, I wonder what you are doing wrong on my home, (After all, we both know it is the best house in the neighborhood, or the city for that matter).
I am curious. Are you using the statistics provided by you local MLS or by another source. Where is the media getting all of their data? Let me know your thoughts. Have a Great Day.
