Market Statistics: Fact or Fiction

By
Real Estate Agent with Keller Williams Realty First Atlanta

I am sure that some of you are checking in this morning to find the market area stats for today's selected county.  After reviewing the data for several areas, I have decided to ask a question instead of posting the data.  This is my question:

How accurate is the information provided by your local MLS?

I assume that the basic information found in the MLS such as street address, city, county, etc. is mostly correct, however I am beginning to have doubts about days on market.  I know that some of you are probably saying, "Who cares?".

Well, if you are educating your sellers and setting their expectation for how long their home will take to sell, this piece of information becomes very important.  If all of your listings sell in 1 day, then as a seller, I wonder what you are doing wrong on my home, (After all, we both know it is the best house in the neighborhood, or the city for that matter).

I am curious. Are you using the statistics provided by you local MLS or by another source.   Where is the media getting all of their data?  Let me know your thoughts.  Have a Great Day.

IMHO:  The media gets a lot of their data from Chicken Little's home town MLS - Falling Skies.  All kidding aside, I'd like to know where they get their data from.  I feel they forget that all markets are local.

I am always interested in the media stats. I mean who are they asking in these polls? I have been around awhile and no one asks me these questions. I guess you can spin any stats to you side and when you realize that you also realize what side the media is on an issue. They are never going to give stats against there own opinion.

I guess that's the main question we all have regarding the Media stats...I think it's their scare tactics at work again!

Hey, Urs!  Good posts!
