Home Staging Increases Appraised Value !!

I am now a true believer in Home Staging....

I listed a home that had really nice furniture and accessories in it.  The walls are all white and the carpet is off white....I received an offer and it was accepted by the sellers.  The appraisal was completed and we were moving towards the closing day.... The appraised value came in higher than the sale price.  So we were good to go... The Sellers moved out of the home and now the property is completely empty of furniture and accessories.

The Buyer's financing fell apart and could not close on the home.  They found a new lender and when the new appraisal was completed the appraised value came in $6000 less !!

Now I'm working on the home to give it The Wow Factor....

Hi Lauren,

I might suggest that you change the title of this blog. This is truly the killer testimonial for staging and it is shame it hasn't seen more traffic...I'm wondering if a more attention-getting title would do it?

It's amazing the difference staging can make.  And your testiment shows that it's not only the buyer's who can be blown away, but the appraiser as well.  Great post!

Great post!  Let's not forget the Realtor, who after all is an impressionable human being as well.  A home that is staged first before any realtor sees it will necessarily list higher because every realtor knows that a home that shows well sells well.  We stagers therefore need to get the word out to sellers.  It will help everyone if they were to present staged properties to realtors to sell, don't you think? Its amazing to me what staging can really do for a home. I try to have small touches in every single home that I have listed. It makes a world of difference especially in a vacant home. It also helps the home feel so much warmer and the buyers feel like they could live there. One thing that really blows my mind is when you walk into a home and its colder than it is outside. I can understand heating costs are rising, but the if the only thing I can remember about a home is how cold I was as my teeth were chattering and my clients had to take their kids to the car to get them warm, maybe the seller has the heat turned down a little to low. My advice at least make it slightly warmer than outside.

The empty home gives people a false sense of space contrary to what one might think>  Most buyers like to see a home w/ furniture and how the pieces are places.  Mentally it gives them a clear picture of where to place their furniture.  If it looks warm and inviting it sure is a plus!
