How to recruit good agents

Since I started my own brokerage, I have been actively recruiting real estate agents, both new and experienced. What I find supprising is a lot of agents would rather be with the big boys: Prudential, CB, etc. and have big chunks of their commission taken away. I mean I offer them 100% commission with a small fee to me, and I also offer training/mentoring. Furthermore, I am only a cell phone call away. For the experienced agents, you are really your own boss with minimum interference from me, the broker; for the new agents, I practically will hold your hand through the first couple of deals, if you want me to.

Maybe I should start doing 60/40 splits like the big boys, then real estate agents will think I am some hot shot company.

Do you have national advertising like all the Re/Max commercials?  Even Century 21 is trying to keep up with commercials.  Do you have name recognition in your market?  I started out with the #1 company for Dallas, and they were also the #1 company for the state of Texas, however, they did not have a Nationally known name recognition, and I like people contacting me because of the Remax name.  I wouldn't get near as many referrals from agents across the country if I stayed with the local brokerage.  Plus, not all the big names have big splits like you hint at.  I pay very little for my office dues.

Hi Kathy, I've worked for a national franchise, a large local company and now own my own "boutique" style company.  I think that different things will work at different times for different agents.  When I first started with the local company, I was concerned about the loss of name recognition.  What I've found through the years is that the name that clients remember is yours...if you've done a great job for them!  Best wishes for the success of your new endeavor.

As the saying goes...been there done that, I have been in both situations namely; belonging to a very big franchise and then going on my own as a sole proprietor.  I tend to agree with Donna Harris, being with a powerful name does it for me!  I am in the process now of serious agent recruiting since I bought into the Century21 franchise!  Have'nt looked back one moment.  Couldn't get any agents to join for the last 4 months but since I joined Cent.21, 2 agents have joined in the first week....one comming from Remax!!  Yes, agents prefer belonging to big teams and a well known brand!  Even if the comm split is 50/50 it's still worth it! Especially if you have barely any office expenses except for paying your royalties, of which the company also pays their half.  In this time and age of technology, info is at the click of a button,..people are connected in many ways thanks to technology...you are far behind if you think you can beat the power and energy whithn a strongly connected team and well known brand.  How do you manage to service all your listings and buyers if not through networking?

Real Estate is indeed a very relationship orientated industry!  We offer moral support to each other in difficult times.  Also seeing other agents at work and selling inspires me to do even beter!  Get connected girl!  You're wasting precious time and exellent opportunitties!! and agents!

i know that real estae BROKERS can recruit and train agents and collect a commision off what that person sells thus allowing them to build passive income, but can a regular real estate AGENT do the same?..

Kathy, I started my own brokerage about two years ago.  We started out with three people; me, my partner and one agent.   Our goal was to present ourselves as a local company that cares about local needs.  In a short time we grew to eight agents and within a year opened a second office in a neighboring community with an additional eight agents.  I think the key to recruiting is treating the agents you ave working for you right.  It is difficult to woo someone to a new office, especially one without much name recognition.  Just keep focused on what you know, treating your customers and agents right.  The growth will come with time.
