We update this data from the Sandicor MLS data about 5 times a day.  You can see it any time by visiting http://www.EncinitasCarlsbad.com The data concerns me a bit.  There isn't a single property over $1M, and all but one of them are under $850,000.  Now, this is anecdotal, but I look at the data a lot, and I can tell you that I don't see this happen very often.  It tells me that the upper end of the market is a bit soft right now.  My guess is that people who are buying are buying less expensive properties and those buying more expensive properties are waiting to see how the economy does or are waiting for a good deal. 

Anyway, it struck me as a bit odd, so I thought I would share it with you.
