Duluth Single Family Home Sale Price Analysis

I have been keeping track of the average single family home price in the Duluth, MN area since 2000.  Below is the chart I have created using statistics from the Duluth Area Association of Realtors that shows the average list/sale price along with the median list/sale price.  In looking at the graph, prices stabilized in 2006 and there was basically no increase in 2007.  It will be interesting to see what 2008 will bring!  Our office is noticing an increase in showings and offers to purchase on homes we have for sale and we have some offers outstanding with buyers!

Nice graphic - I do the same type of tracking for Eau Claire and Chippewa Falls, WI and have found that Eau Claire is very similar to what you have for Duluth, but Chippewa Falls is growing and sales are reflecting that trend.  I wonder what your population demographic has done over that time period, and what your employment outlook is for the coming year?  I find that there tend to be more buyers when the job market is also stable or growing - and we have had some good industry stabilization in our area these past couple years.

 By the way, I ALWAYS pay referrals!  If you know anyone thinking of moving to the Chippewa Valley (as far north as north of Bloomer, east as far as Menomonie, west as far as Stanley and south as far as Osseo).

Our market is stable and business is picking up.  We had a record year last year - on sale prices and number of transactions in our office.  We are planning on breaking that record again this year!!!

Hello Jamie,

It looks as if the Duluth and surrounding communities did not have much of a correction in the market.  Here in the Brainerd Lakes Area we have see a drastic decrease in off lake property values.  The waterfront remains strong with homes over $1,000,000 selling in under 90 day's.  Keep me in mind if you have clients relocating to the Brainerd Lakes Area.
