What a Great Day it has been, Jennifer Chambers and I just attended REO classes 3 & 4. Passed our test and got our RESO designation! Cathy McDaniel here in Georgia is an awesome instructor. I learned some much about REO's. It is sad that so many people are losing their homes! If only they would speak up and let us know, then possibly we could help before it is too late. a SHORT SALE WOULD BE BETTER THAN FORECLOSURE! I know that that marketing needs to be done, letting people know that there is help. Like getting back to the basic's, Farming an area, mailings, however we can get the word out. Have seminars to educate the public. Do any of you Active Rainers has any suggestions, or comments. Please respond Thanks!

Even though we do not near the problem as most markets, I am seeing more short sales in a few of the communities.  It is something that the newer agents may not have seen before or had any training in.

As we all know,to stand out as a real estate professionals,we need to think outside of the box. Real estate professionals should do "short sale seminars". I know you will get a lot of people for that because a lot of peoples who are losing their homes now and this can help some people who seem that they don't have no hope. I would love to do short sale seminars but I have limited knowledge and experience in doing it. But once I do -WATCH OUT! Great post.

Randy- Yes you are right, there is training out there!  I highly recommend

Roland- Yes, it may be a pain, it will be worth it, if we could help before houses are foreclosed on

Lanre- Yes I agree with you, we need to do seminars, word needs to get out so home owners will know that there is help out there before it is too late.

Larry- Yes I agree the sooner agents knows the better.  Any way that we could get the word out would be great.

darlene the most important factor to convey is that with a short sale the hit to the sellers FICO is around 50-75 points and can be cleared up with a year to 18 months, but with a foreclosure the hit to the FICO is 150-175 points and will be on their credit report 7-10 years. You are literally granting people a second chance by creating a successful short sale rather than a foreclosure.

Yeah, famring an area and leaving behind flyers that actually give homeowners the numbers that they need to call to get help is very important since our ELECTED government WILL NOT USE money to raise awareness of what can be done to PREVENT Foreclosure then the burden falls back on usafter all it is our livelihood and the politicans aren't loosing their homes.....er well Spitzer might when everything is said and done......shame on him!!!

It is really hard to get the client to make that first call and trying to figure out how to get in front of them when we are most needed As an agent that has been doing Short Sales for the last 2 1/2 years I find most of my clients my referral. I so want to be able to help as many people I can  i wish they would just pick up the phone and call

Have you ever considered becoming invovled with Loss Mitigation? As a consultant you can work directly with banks or for a larger company that the banks send assignments to. When a borrower is behind on payment you are notified and you can offer several startegies to help the borrower- The bank gives you the workout plans that will work in each case. As a third party- you are there to listen to the borrower and try to help- If a short sale is inevitable chances are pretty good the borrower will want to list with the kind Realtor who was there to try to help.
