If I have a house in Pinon Oak and I plan to sell in two years, should I sell now and not wait? What about one year?

As of January 29th there are 46 active listings in Pinon Oaks with an average time on market of 161 days, there have been 11 closed sales since July 1, 2007 with an average 158 days on the market and there is only 1 pending sale in the community.  If you have 2 years to sell your home, I would suggest you wait a while before you put your home on the market.  I would recommend that you give yourself 8 to 12 months to sell your home, that way the pressure will not be on you and price your home aggressively.  In a market like we are experiencing you need to be ahead of the curve with your pricing to attract interested buyers.
