WHO WANTS a listing in this______subdivision?  Nothing shows in the MLS for sure for one year and close to two years.  Now that is rather discouraging.   (It is nice enough area  but  just one of those places it seems)


THE FIRST OF FEBRUARY and  I was recommended by a friend to go out a list a nice home owned by a very nice lady.   She needs to sell!   Oh dear!  What are the chances of that happening?

I TOOK THE LISTING with the most  optimistic attitude and price that  I could.  You know the general office talk, nice place but you know----nothing sells there.


I PERKED UP MY LISTING, nice photos, visual tour, web spots and all.  

THE CALL CAME  in this week,just  30 days into the lisitng,  from a potential buyer...Cash, close ASAP and guess who is delighted?  The buyer, the  seller and me!     Can it be luck, attitude or a good job well done?

Congratulations! I see that all the time. The properties that sell are the ones that have an agent who anticiaptes their sell! After all, perception is the name of the game! That "no advertising" stunt does the entire subdivision in when it comes to sales. Perhaps your efforts and traffic will help the remaining homes available in the subdivision sell!

Richard, Yes I think the good attitude helps, there is a lot of poor attitude even when the phone rings.  I have been doubling up on "Showtime" when it rings.

I sure try to and it is nice to see it pay off  in a tough area of NO-SALES.   I will take it if it was luck but I would like to think it is --- cause that's what we do!
