Offenders in your area!?!?

I found this website that I thought was good to pass on. It shows the registered offenders in your area. All you do is put in your street and city along with state and zip code and the offenders will show up in colors in the city area depending on their offence. I think that is a valuable tool for your clients. I am a strong believer in disclosing all that I can and this is going to be something very important for me to share with my clients.

 You know what is interesting. I had a case at my residence in Hilo, Hawaii where I used to live. This crazy guy called me and said he had pictures of me that he would release them of me in my house if I didn't let him come over. Of course I don't scare easily so I hung up. He threatened my life when I least expect it.... he said he would come after me when I wasn't paying attention. I didn't get much support from the local authorities. It would have been nice to know at the time that there was a site like this so that I could look at the faces of the potential possibilities. Interestingly enough there are two in my immediate neighborhood where I used to live.......

We can look at Megan's Law here - it is even in the purchase agreement.  There is a database disclosure stating you have a duty to get this info.

Great info, but just one small note of caution. Please make sure you give the website to your client, let them decide whether they look or not. If you provide information from the site to them, then you are  most likely going to be held liable for that info up-to and including the day of closing, so if info changes you need to have updated your clients.

 

I know it might sound like I am being a bit nit picky, but you can just bet some Realtor will be sued (or has been sued) because they gave their client info from the a web site and failed to update the info before closing and the Buyers sued them for this.
