This question was asked of me earlier this week. The answer was...Yes, Absolutely!
But what makes for a good buyer's agent?
A good buyer's agent will have a good familiarity with the area that you are searching for a home in. They will help you with finding your way around the town or towns that you are looking in. They will use the right type of technology to search for and let you know what is available to see. Are you a techie? A good agent will be able to set you up with automatic email updates on new homes as they hit the market as well as emailing you details on homes that haven't quite hit the market yet but that they become aware of. Having internet access as you are out and about on showings comes in handy when you want to know the details on that house across the street. The one that you are not scheduled to see, but are still curious as to the price, features, size, and even inside pictures of. A good buyer's agent will have that access. There are many other things that make for a good buyer's agent. Some of which are listed below.
And what does a good buyer's agent do for me?
A good buyer's agent will help you with the following:
Help you search for the right home.
Help negotiate in your best interest.
Write offers and Counter offers in your best interest.
Check offer for contingencies & time frames.
Provide Lender with copies of accepted offer.
Work with you on the next steps that you need to do such as Insurance, Inspections, and closing.
Stay in constant contact with lender
Address things that come up from the inspection
etc, etc, etc.
As you can see having a buyer's agent on your side can be a great help. Just make sure that they are familiar with the area, are themselves readily available, and are a good fit for you.
