How i got multiple offers and sold in less than 2 weeks!

I know the real estate market is upside down and homes are not selling as quick as they use to. But it seems to be a bit different for co-op's & condos. I have gotten multiple offers and 2 apartments sold in less than 3 weeks. Maybe its because co-op's and condos are much cheaper than homes, so there may be a larger pool of ready, willing and able buyers. But no matter the cause I still believe there are 2 important factors that largely contributed to my superior results. *1- Marketing You may have the best looking property in the market and exceedingly superior in value but if no one knows that its for sale, it's not going to sale. You have to expose it everywhere and to everyone who is looking to purchase something similar. Try internet websites. I post all my lisitngs on 39 different websites and with virtual tours for maximum exposure. *2- Price The old adage still rings true in todays Buyer's Market. You have to price it right. If you price it too low you or your seller will be loosing money. If you price it too high it will never sale. You will have to do more work to figure out what the right price is, but the results are definitely worth it. I'm sure if you follow these 2 rules you will have a smoother time selling your property in todays Rocky Market.
