On Sundays I often drive around my neighborhood and stop in to take a peek at the open houses. Yesterday I previewed two homes. The first home was at 1626 W Mesa Ave and is listed by London Properties - Ruth Reisz is the listing agent. The MLS# is 307900. This home is an REO listed for $370,000 and imo is WAY overpriced. It salient features are the tile roof and nice neighborhood but the house needs a LOT of work, inside and out. I hope Ruth is able to find a buyer, but methinks its a really tuff sell at that price. I really think the banks need to get realistic with their pricing and price these REOs to sell. MY OPINION - this house would be an OK buy at $250k.

So here is a 2265 sq. ft. home with updated kitchen, really nice floor plan, and what looks to be a new roof. Nicely landscaped back yard with sparkling swimming pool. Huge lot: 12480 sq. ft.
LIST PRICE: $345,000
MY OPNION: THIS HOME IS PRICED TO SELL AND WONT LAST LONG!
That’s right folks! This is a really nice home. Call me if you would like to see it. I predict that it will be in escrow within the next 2 weeks. It wouldnt surprise me if it goes into escrow this week.
After previewing that home I saw a London Property sign for another open house and followed the sign - actually about 3 or 4 signs - and NEVER found the house…lol. I also knocked on the door of a very nice FSBO (For Sale By Owner) The owners were gracious enough to allow me to view the home and let me know that they will co-operate with brokers (gee, I wonder why). Their home was around 2000 sq ft and they are asking $420,000. HELLO!!! I don’t want to be hyper critical, who knows, maybe they owe $410k on it. MY OPINION: they are just WAY overpriced. Of course I wish them well - but wouldn’t waste my time there. No mention of address, of course.
