MAJORITY OF TUSTIN CA HOMES SELL ABOVE ASKING PRICE IN JULY 2013

There was a 12.2% jump in the number of homes for sale in Tustin, California between June and July 2013, and the year over year increase was 26.2%. Although inventory has risen, and has reached its highest level since June of last year, the total number of Tustin real estate listings is still well below that of a typical balanced market. Home prices have also continued to increase as a result of this inventory shortage, and has helped to curb the number of foreclosure and short sale listings in Tustin.

Pending home sales were unchanged on a month to month basis, but fell more than 44% when compared to July of last year. Although standard, pending real estate sales have shown little movement in the past year, pending distressed sales have plummeted, with a 75% drop in pending foreclosures, and a 73.3% decrease in pending short sales.

Month over month, closed real estate transactions fell 12.7%. However, compared to one year earlier, sales increased more than 11% in Tustin. In July 2013, the majority of real estate sales in Tustin, California closed at or above the original list price. Given current market conditions, this is to be expected.
