IMPRESSIVE JUMP IN REAL ESTATE SALES IN VILLA PARK CA

As is typical with the Villa Park real estate market, there was little movement in the available inventory as of the end of July 2013. And, although the number of homes for sale in Villa Park, California showed a slight increase month over month and year over year, active listings remained incredibly low, especially for the summer season. As a result, home prices have continued to increase in this luxury market.

Pending home sales fell 25% between June and July 2013, and by an astounding 59%, when compared to the previous year. This is a direct result of the inventory shortage in Villa Park, and we can expect to see further declines, barring a sharp increase in the number of homes for sale.

Surprisingly, closed real estate sales increased by 80% on a month to month basis. The year over year figures were even more impressive, and reflected a jump of 167%. In July 2013, the majority of real estate sales in Villa Park, California closed at or below the original list price. Given current market conditions, this was most likely the result of over aggressive pricing.
