    Mfg. Homes in Resident Owned Communities are on the rise In San Diego.

Is it just me or is it really happening? We've been a Manufactured Home DealerReal Estate Broker,General and Manufactured Home Contractor & Curative Title Specialist for almost 3 decades in San Diego. 

We've gone through no less than 3 major economic reversals during this time and pretty much have a pulse on the overall market conditions inasmuch as Manufactured Homes tend, in part, to be the barometer of the Real Estate Market

They are usually the first to slow down on the front end of a Real Estate downturn and tend to be the last to rebound on the other end.

Unfortunately the abyss that seems to be haunting the rent/lease park/communities and low to mid end Resident Owned communities isn't shared by several of San Diego and other High End community/developments throughout the State of California.

Listings in these communities are now starting to become much more sparse and the ones that are out there, if priced right, don't seem to last too long. We've seen this come and go over the years and it tells us that blue skies lie ahead for the Real Estate Market in general in our neck of the woods.

What with San Diego (America's Finest City) being on the possible radar screen for 75 million "Baby Boomers" and investors from the World over it's no surprise, that as inventories begin to diminish, the appetites of those who wish to partake in the lavish Perpetual Vacation lifestyle San Diego has to offer are considering the Country Club Lifestyle of an upscale Manufactured Home Community. 

Many of these communities come complete with there own executive golf courses, multi-million dollar recreation facilities, pools, spas and myriad amenities or just a short walk to the sand and surf of the beautiful Blue Pacific and some of San Diego's World renowned surf, fishing and diving spots.


Albeit several of the old "MOBILE HOMES" aka "WOBBLY BOXES" being purchased in these communities are PRE HUD (built before June 15, 1976)


 
it's not stopping buyers from moving forward with a purchase only to remove it and replace it with a brand new state-of-the-art Factory Built Home. Finally, yet not surprising in the least, these buyers are pulling out all the stops. They are going the distance by spending appreciably by utilizing the creative talents of World Class INTERIOR DESIGNERS.

John, Manufactured homes sure have changed their standards! It is hard to tell these days from a home that is stick built!

Tim, the only time lending is any different with a Manufactured Home is if itls in a rent/lease park/community whereupon the home is considered a chattlel and has to make a private property loan. Those are much more difficult to come by albeit there beginning to loosen up a bit.

On the other hand a HUD Manufactured Home (built after June 15, 1976) that is situated on private propert and has a properly installed and engineered certified foundation system under it can obtain the ssme financing any site built home realizes. 

Modular homes in residential communities are appreaised and valued the exact same way a site built home is and given the exact same loan capabilities. That stated, if it's a HUD Manufactured Home in a mixed residential development then it has to be appraisesd utilizing comps from other HUD MH's. Therin could lie a potential problem if the closest MH comp is situated in a MH park/community. This can and has been a deal breaker for many buyers. 

The important thing is that the buyer have an agent who understands all the nuances and ideosyncricies associated with MH's. If not he should partner up or refer his client to a MH specialist. A referall is better than losing a client altogether because of their inherent ignorance to the industry.
