FAQ - Do I Have To Fix The Dry Rot Repairs

in Folsom, CA Right Now?

The quick answer is no, you don’t have to make any dry rot repairs in Sacramento. But…

There are some others things that need to be taken into consideration though. If you are selling your home, it may be a part of the deal to rid the home of dry rot before the close of escrow. If that is the case, you want to get this taken care of right away and signed off.

Some reasons why you may need to repair dry rot right away.

If you are not selling your home, there may be some other concerns:

Are you painting your home?

If you are planning on painting, getting the repairs done before the paint makes sense.

Has the moisture problem been resolved?

There is no need to jump on getting the dry rot repaired if the source of the moisture is not addressed, it will only return in a short time.

Has the dry rot made an unsafe area?

Often times dry rot can create an unsafe condition. Rotted floors may give way when walked on by a guest or a structural post may cause a deck to be weakened and collapse. You can see why these can be important to do right away.

The other thing to remember is that dry rot damage does not go away, even when the source of the moisture problem is corrected. In fact it can even continue to progress.

So to answer, in Sacramento, you do not have to repair the dry rot right away, but consider the reasons why it may be best to get the repairs done. In the long run, you may be better off getting the property rid of dry rot damage.

I can only believe that if you have dry rot damage you would want to fix it for safety reasons, and cosmetic reasons. The overall appearance of the house depends on this type of repair.

Good afternoon Tom. Why wouldn't someone want to address dry rot? In my view there are ponly two reasons: you don't have the moneynor you are stupid.

Tom, It seems to me that deferring maintenance will in the long run create more damage and ultimately more expense to repair.  I understand that it may make sense for some to wait to repair dry rot.

Tom most home sellers do address dry rot way before they house goes on the market - mine anyway.  It just makes sense to take care of the issue so it doesn't get worse and/or hold up a sale.  And yes it could here in AZ.

Tom,

Good information.  All home owners should try to keep their homes maintained.  And taking care of dry rot and moisture issues are a common problem that should always be fixed. Suggested.

Hi Tom... Up here in the PacNW, get that dry rot taken care of now if you can. The more you delay the more it spreads and a whole bunch of other problems will follow.

I can think of many reasons to do the dry rot repairs right away Jimmy, but many will find a reason to put it off.

Sheila - The reasons are silly at times but they are plentiful. I just met with a very wealthy couple who decided to wait til next year, though they were painting this year. Silly.

Sometimes it just can't be done Kathleen, but if it can be done, it should be.

It sure makes sense to get all of the usual things taken care of as early as possible Anna. I think the better agents work at getting these things wrapped up.

I can't think of too many good reasons to wait for these repairs.

Thanks for the suggestion Dinah.

The problems can compound themselves as we put things off until a later date. In some areas of the country this can be much more extreme Rene.
