Are My Social Media Skills (or lack thereof) Hurting My Clients? You be the judge. This was the comment by Michael McClure after I invited him to an Open House.

Do My Social Media Skills (or lack of) Hurt My Clients?

My buyers agent volunteered to done an Open House.  As we know, Open Houses don't magically generate their own traffic (man on man, I wish they did!). I went to work!

  • My awesome Title Company printed out 50 flyers and using magnets and hung them on the neighbors garage doors a few days before.
  • Wrote a blog post about the Open House
  • Placed the post on my Facebook Fan Page that has over 2200 Fans
  • Put the info on LinkedIn where I have 3913 connections (also shared in Groups)
  • Tweeted the Blog Post for continually for a week to my 1400 Follower (I am behind in the Twitter game!)
  • Placed daily ads on Craigslist and BackPage
  • Sent an email to my database of buyers

And wait for the this one....Here comes what you have all been waiting for, the #SOMUCHFAILUREINONEACT....drum roll please...I created an event on Facebook for the Open House.  I could hear you all groan with agony after I wrote that.  Why in the world would I commit such a huge act of failure?

Here is how this act of failure went down.  I gave my nephew a JavaScript code and the invite was sent to all my 4480 Facebook friends.  You mean I didn't go through them one by one and only invite people who reside in Arizona... am I geographically challenged?

Now to explain my point of view.  This home is located in Gilbert, Arizona.  Many of the Arizona buyers are from out of town, looking for a second home and/or are investors.  So were all these 4480 "friends" local?  NO and I knew this.  If you wanted to hop on a plane and head over to the Open House and eat my cookies and grab your free bottle of water, please do.

The goal on my end was EXPOSURE for my client's home.  What if only 10% of the 4480 didn't think this was a gigantic failure and clicked on the link to get more info on this house??  So 480 new eyes just saw my client's listing(I guess I shouldn't assume they are all cyclopses so 960 eyes!

So what was the end result of my #SOMUCHFAILUREINONEACT?

  • Received a contract by the end of day for the home
  • 2 new listings (1 house and a 4 plex) because the sellers realized I could help their listings get exposure and do something a little outside the box
  • Multipe new buyer leads signed up through IDX

My clients and I believe this was #SOMUCHAWESOMENESSINONEACT  .  I would rather have that and be a failure in the eyes of Real Estate Industry Leaders.

I think it is now my turn to go lie down for awhile!

Sheresa, sounds like a total bust to me! Just kidding, of course. You never know where that buyer is going to come from. My mother's house sold on a QR Code rider on the for sale sign. Go figure.

Hi Patricia ~ You never do know where a buyer will come from!!  So it never hurts to pursue all avenues.  It also makes our sellers happy to know that we are trying!

It's been awhile since I've done an open house, but see 2 of them in my future. Will keep your blog in mind for them, social media is definitely the way to go for widespread exposure.

Gary~ Open Houses work but some agents don't want to put the effort in to make them work.  That is fine, more for us!!

 

Hella~ It is great to use Social Media to spread the exposure!  The even better part is you will continue to get hits on it even after the house is sold.
