Katy TX - Seven Meadows Homes for Sale August 27, 2013
There are only 22 Seven Meadows homes in Katy Texas for sale through the Houston Association of Realtors®, Multiple Listing Service (MLS), as of August 27, 2013. Typically at this time of the year and for most of the year there are at least 40 or more homes available for sale. Right now none of the homes involve a lender. There are 7 homes that have pools in the backyard with the lowest price point being $368,000 for a 4 bedroom home. The median list price per sq. ft. is $120.60. Similar to Grand Lakes and most of Cinco Ranch this is a high number which reflects the very tight market conditions which exists in Seven Meadows and in most of the other neighborhoods. Typically the discount from list in Seven Meadows is about 3 % or more but right now it is approximately
2 %. Prices range from a low of $259,900 up to a high of $825,000. The median list price is $449,250 which is also a very high number. The lesser expensive homes are already sold or are pending sale. Median number of days on the market is 42 days.
There are no great deals waiting to jump into the waiting lap of a buyer in Seven Meadows, Grand Lakes or for that matter in most if not all of South Katy being MLS area 36. If you want to live in this wonderful neighborhood you need to take action immediately while interest rates are relatively still fairly low.
There are 16 homes under contract right now. My guess is that all if not all of these homes will close. Six out of 16 homes under contract have a pool in the back yard. I mention the pool situation as many folks relocating from cold weather areas sometimes promise their children that their new home in Katy,Texas will have a pool. I understand prices to build a pool these days are very high and climbing versus what we paid several years ago for our pool.
