Alot Of For Sale Signs, But Not Available

I'm approached daily with questions about the Coral Springs Florida real estate market in Southeast Florida. Alot of folks want to know what's going on straight from a realtors mouth. I tell them, right now, in Broward County it's a sellers market. There are more buyers out there searching for homes than there are sellers. I'm barraged with replies of  "But Terri, we see for sale signs up everywhere. And they're up for a while."

I quickly explain that the signs in front of properties don't necessarily mean it's still available. Some properties get multiple offers with in hours. But the agent usually doesn' t remove their advertising until the sale has closed. For cash buyers this can be as quickly as two weeks but with a buyer that is seeking financing this can take as long as two months. And we won't even go into detail about short sales. Though the short sale process has improved it still can take over three months to close the deal. I go on to explain that on a deal I just closed this week, we projected the closing date to be forty five days after executing the contract. Coral Springs Home For Sale

Closing day came near and the buyer needed one more document for their bank to review. To get that document, the buyer had to call his lawyer in New York to receive it. The lawyer said it would take five to seven days. Once we got it, it was too light to read and we had to request another, darker copy pushing the closing back another two weeks. But we closed. And all the while, the agents sign still remained up in the properties' yard. Posing as available. But, the general public wouldn't know what was taking place behind the scenes. Not unless they had a realtor with access to the MLS to give updates.

After the home has been through inspections and the option period has expired, I put pending signs on the listings. Those sale pending signs are GREAT ADVERTISEMENTS. Especially when they go up SOON after the home was listed. :)
