-Reduces your liability by adding professional supporting documentation to your disclosure statement.

Copies of the inspection report along with receipts for any repairs should be made available to potential buyers. Having your home inspected also helps you decide on a fair price. Buyer’s will consider many things when looking to purchase: your location, economic conditions, seasonal influences, local schools, average home prices in the neighborhood, and any extras that may come with the homes such as fireplaces or garages.

Spend time preparing your home to make a good impression. In any market, a home that is in good condition and priced well will sell quick. It is time to fix those minor things that you have learned to live with. These are often the things you were going to fix when you had the time but never got around to doing. Consider both inside and outside items.

Home staging has become more important than ever in today's market. It helps buyers to more easily picture themselves living in your home. Staging involves making sure your home is in top shape. Be sure to remove any clutter that you may have laying around your home, and any excess personal items. Use decor to make your home look spacious and inviting.

Even though buyers often insist on getting their own inspection report, anyway, I do think it's a good idea for a seller to have's about disclosure.
