Iron Horse Subdivision Montrose, CO Market Report. This neighborhood is located about 1 mile east of Montrose on Highway 50. The location gives the area nice mountain views. You are out of town, yet only minutes to shopping and dining. Johnson Elementary is right across the highway from this subdivision. This is one of Montrose's newer subdivisions with all of the houses being built after 2005. The neighborhood is made up of townhomes and one and two story single family homes. There are 3 and 4 bedroom floor plans.

There are currently three active listings on the market in Iron Horse Subdivision. These range in price from $124,000 to $188,000. The lower priced listing is a bank owned townhouse.

The average list price is $148,078.

I find young people love a subdivision where all the homes are newer.  I have had many first time home buyers asking for just such a thing.  It's not very common around here though.

Iron Horse sounds like a nice neighborhood. The prices seem affordable too. Well i finished my marathon bpo order. Got 1 new listing already from it. I just wish asset managers worked faster, some are good, some get by and some you just have to push to get them to even go down hill. I have 3 bpos for today, just took the pictures and will start doing them as i wait for a seller to come sign some papers then off to the beach for the weekend. Have a good Saturday

It sounds like there are some nice amenities nearby to make this a convenient place to live with a nice bit of privacy as well.  I used to live in a town of 36,000 so I think that 30,000 is a very nice size for being able to get to know people without it being too busy.
