How to Sell Your Home for Top Dollar?

Invest in small improvements along with home staging. A wise choice on which improvements to invest in will have a clear impact on the final sales price and desirability of your home.

The key is knowing which improvement will make the highest impact on price for the smallest amount of cost to the home seller. It's part of my service to my sellers to do a pre-listing walk-through consultation after which my clients receive a detailed list of recommendations. I list them in order of importance and rate of return. My sellers can determine which and how many of the suggestions to implement. Once they have completed the improvements, I will come to their home to do complimentary home staging. As an Accredited Staging Professional I have the skills and the inventory in staging decor to make their home look its best.

It does not take a lot of money to make a big difference.

Here are a few examples of small but impactful improvements

The spindles on the dividing wall were removed and a white shelf was cut to size and  layed on top. Total cost $30.00

The only change here was that the home owner painted the French doors and purchased a new light fixture. Total cost was under $40.00

New paint and new carpet were desperately needed here. For the cost of under $500, this room was made new.

Now add a little bit of Staging and the $500 investment pays off.

In this home updating the chandelier from a brass fixture, screaming 90s, to a more sleek and modern look makes all the difference for around $120.00. The inspiration to go for a modern look came from the owners beautiful modern art collection.

A new light fixture, paint, sink cabinet, towel bar and tub surround turn this frog of a bathroom into a handsome prince for under $800.00

Staging the bathroom is the crowning touch.
